What is staging?
Staging is preparing your house visually – inside and out – before presenting to the public for sale. Staging is essential to get the most value in selling your property or home.
The statistics are clear as day: According to research (2019) by the National Association of Realtors® (NAR), 95% of all home buyers began their search online. Staged homes spend 86% less time on the market than “non-staged” homes. And from my own experience, you nearly always can charge more for the house once you help buyers to visualize the property as their future home.
Another undeniable benefit: some appraisers will only complete a “Desk Appraisal.” This means they will provide an appraisal without ever having visiting the house in person, working solely from County records and Realtors’ pictures. This alone could mean you, as the seller, are leaving thousands of dollars on the table.
From empty to cozy and inviting
Virtual Staging – sounds like “virtual reality (VR),” doesn’t it? Well, it is VR, in a sense. Virtual staging is a modern solution that real estate marketers and realtors use to sell outdated and empty homes. By choosing digital staging over a physical one, realtors save their money, time and ease the burden of selling empty or older real estate. Such properties require whichever type of refreshment — from complete renovations to simple virtual staging examples of replacing furniture and decor. We take photos of each empty room throughout the entire house, import that file into the computer, and digitally add all the elements of a home being lived in. “Elements” can be anything from pictures on the wall to furniture to plates in the kitchen cabinets. We use only the best virtual artists available who specialize in this type of visualization using complex 3D computer applications.

Owner-Occupied Staging – or “live staging” – is just what it means – preparing your house or improving the appearance of your house inside and out before shown for public viewing. I only work with some of the best staging artists and interior designers available anywhere – and certainly in the Twin Cities area.
In owner-occupied staging, we start with what you have currently. Some pieces may stay, some may go. Let’s leave that up to the pros, shall we?
